Whether you are a homebuyer, Realtor®, or Escrow Officer, chances are you have endured a frustrating transaction by not knowing what is happening with your loan. Now with VITEK’s ‘Real-time Loan Status Updates’ (LSU), you will always know where your loan is in the process! We believe communication is vital to ensuring a smooth and successful transaction for our clients. Along with our new Loan Origination Software (LOS) we recently launched, we have programmed ‘Loan Status Updates’ into the loan process to keep you informed of important milestones in the transaction, as they happen.

When VITEK is your lender, in addition to phone calls from your mortgage loan originator, you can expect to receive email notification of important events in the loan process, triggered by the actions of our different loan departments.

A few important LSU’s that you can expect to receive include:

    • Preliminary Title Report Received
    • Loan Assigned an Underwriter
    • Loan Approved with (or without) Conditions
    • Loan Documents Ordered
    • Loan Funded!

Reverse Mortgage Saves 90 Year Old from Losing Her Home!

There come along certain times in your life when you feel truly honored to have had the privilege of helping someone in need.   Recently, I had one of those very opportunities.  One of my fellow VITEK mortgage loan originators contacted me about a senior whose home was being foreclosed on.  Karen Holbert, a friend of the senior’s family, and a Realtor®, saw the home’s notice of sale in the newspaper and immediately contacted us to see if VITEK could help.

I contacted the ninety-year-old woman and her granddaughter to see if there was anyway we could be of service to help save her home.   After meeting with both ladies, I found out that the granddaughter had recently gone through some hard times, and poor health and a growing pile of bills consumed her and the home became delinquent.  During our conversation, I was able to discuss with them the option of a government regulated and insured program that could save the home.  This program, called a Reverse Mortgage, would allow her to remain in the home and eliminate the home’s mortgage payments altogether.

Karen Holbert, the Realtor®, was able to negotiate a hold on the sale of the home to provide enough time for us to process the necessary paperwork for the Reverse Mortgage.  Through everyone’s hard work and dedication, we were able to get the loan expedited and closed quickly.  I am so thankful for the speed, dedication and professionalism that everyone provided throughout the process.  Best of all, we helped a wonderful woman be able to say in her home!

Homebuyers 10 Most Common Regrets (and how to avoid them)

1. Not thinking of your long term needs.
Put some thought as to where you and your family will be in 2-6 years. This timeline will assist you in your home selection.

2. Not being open minded with your home search. The best way to find the perfect home is to contact a Realtor®. The inventory of houses on the market is constantly changing. A Realtor® can guide you through the process and they have access to up-to-date listings and details, unlike internet searches or print literature.

3. Deciding to hire just any agent. Anyone with a Real Estate license can write an offer. The key is to make a connection with a Realtor® you trust, with a proven track record and that has your best interest at heart. Ask friends or co-workers for a referral.

4. Not doing thorough research Know what you expect and want and then get the facts. Create a list of what your needs are. Decide what is important to you such as schools, parks, crime rate, gated community, etc. Having these answers can be critical before writing an offer on a home. Be detailed about what you want and your Realtor® will better understand your needs in order to show you homes meeting your criteria.

5. Writing an offer before being pre-qualified. Meeting with your lender, reviewing the program you are qualified for, the closing cost estimate and the rate will relieve the stress of knowing your payment and estimated cash required at closing.

6. Not understanding the cost involved in your loan. Now is the time to get the figures. Meet with your lender. Review a Good Faith Estimate. This estimate will contain taxes, insurance, homeowner’s dues, loan fees, etc. This will be a good indication of how much money you will need to close your loan and the estimated monthly payment.

7. Looking at a limited number of homes. Most likely this will be the largest purchase you will ever make. Property listings come and go. Request your realtor to prepare a market analysis. This will provide you with current important data to save you time and stress.

8. Not paying to get the home inspected. Now is not the time to cut corners. When you hire a professional home inspector they will inform you of items you may have overlooked.

9. Not obtaining the right amount of property insurance Rely on a professional for advice. Contact several companies and get quotes. Ask about replacement cost and deductibles.

10. Not purchasing a home warranty. This is a safety net. The warranty is usually good for one year from the close of escrow date and can be purchased by you or the seller. Talk to your agent about this necessary protection plan.
