Thinking of selling your existing home to purchase a new one? A bridge home loan is a great loan product to consider when making the transition from your current residence into a new one.


Bridge financing is available to eligible homeowners to extract down payment monies from their current residence before it is sold to purchase a new home.* It is collateralized by the borrower's present primary residence, which must be listed for sale.

Below is important information and requirements on VITEK's Bridge Loans:

  • Available when purchasing a home that VITEK will be holding the end loan
  • Interest only 6 month fixed rate loan
  • Balloon with a 6 month term
  • Interest only payments due monthly
  • Primary residence will be vacated to purchase new home
  • Loan amounts between $40,000 and $200,000
  • 75% maximum combined loan-to-value (CLTV)
  • Minimum 720 FICO credit score of all borrowers
  • First & second lien position only
  • Loan qualification based on new first loan
  • Borrowers must be able to qualify with the payment on the new home, the current home, the bridge loan and other financial obligations
